안녕하세요...
작은 사업채를 구입하면서 건물주인으로부터 리스 계약서를 받았는데,
한 조항이 이해가 잘 안돼서 이곳에 올려봅니다.
Condemnation. If any part of the premises is condemned for public use, and a part remains which is susceptible of occupation by Tenant, this Lease, will as to the part taken, terminate as of the date the condemnor acquires possession. Tenant will be required to pay such proportion of the rent for the remaining term as the value of the premises remaining bears to the total value of the premises at the date of condemnation; provided, however, that Owner may at this/her option, terminate this Lease as of the date the condemnor acquires possession. In the event that the premises are condemned in whole, or the remainder is not susceptible for use by the Tenant, this Lease will terminate upon the date which the condemnor acquires possession. All sums which may be payable on account of any condemnation will belong solely to the Owner; except that Tenant will be entitled to retain any amount awarded to him for his trade fixtures or moving expenses.

공공의 목적으로 건물이 사용될때는 주인이 ?임을 지지 않겠다는 조항입니다. 대부분 리즈에 이조항이 들어갑니다
