PERSONAL GUARANTY
In order to induce [임대인 성명] (the “Lessor”) into leasing [임대건물의 주소] (the “Property”) to [임차인의 성명], (California Driver’s License Number [운전면허증]) (the “Lesee”), and for good and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, the undersigned individual, [보증인 성명] (the “Guarantor”) unconditionally and irrevocably, guarantee unto the Lessor, the full and prompt payment, performance and satisfaction of all present and future obligations of the Lessee to the Lessor, specifically including without limitation all obligations, including payment obligations to the Lessor under the lease agreement with respect to the Property and all obligation arising directly or indirectly therefrom. This guaranty is a continuing one and shall terminate only on the satisfaction of each and every obligation of the Lessee to the Lessor. The Guarantor agrees that it shall not be necessary for the Lessor to institute suit or exhaust its legal remedies against the Lessee in order to enforce this guaranty. The Guarantor agree that this guaranty may be immediately enforced by the Lessor on the nonpayment when due of any amount owing by the Lessee to the Lessor, or other failure of performance by the Lessee to the Lessor. The Lessor, without compromising, impairing, modifying, diminishing or in any way releasing or discharging the Guarantor and without notifying or obtaining the prior approval of the Guarantor, and at any time or from time to time, may (a) waive or excuse a default or defaults by the Lessee or delay in the exercise by the Lessor of the Lessor’s rights and remedies with respect to such default or defaults, (b) grant extensions of time for the payment or performance by the Lessee, (c) modify, change, renew, extend or amend, in any respect, its agreement with the Lessee, and (d) engage in any other act or permit any other circumstance or condition that might otherwise constitute a legal or equitable discharge of a surety or guarantor. Any modification, limitation or discharge of all or any part of the obligations guaranteed by the Guarantor hereunder arising out of or by virtue of any bankruptcy, arrangement, reorganization or similar proceeding for relief of the Lessee under federal or state law initiated by or against the Lessee shall not modify, limit, lessen, reduce, impair, discharge or otherwise affect the Guarantor’s obligations hereunder in any manner. This guaranty shall be governed, construed, performed and enforced in accordance with the laws of the State of California, without regard to its conflict of law principles. Any suit or action arising out of or in connection with this guaranty, or any breach hereof, shall be brought and maintained exclusively in the federal or state courts in [집이 있는 군]
